Property CRM
Proptez's CRM is built around how property relationships actually work — one record per person, connected across every role they play, with a real qualification funnel underneath it.
One Contact, every role
A single person can be an owner of one property, a tenant of another, and a buyer enquiring about a third — tracked as one Contact, not three disconnected records.
A real funnel, not a flat list
Enquiry → Lead → Contact → Buyer/Seller Profile, in that order — so your CRM doesn't fill up with a tracked prospect for every casual website form submission.
Source, tags and ownership
Every Contact carries where they came from, agency-defined tags, a status (including a hard "do not contact" flag), and the staff member who owns the relationship.
Relationships, not a fixed "type"
A Contact's role — Owner, Tenant, Buyer, Seller, Applicant — is derived from their actual relationships, so the same person's history stays connected as it grows.
The funnel, end to end
Each stage is a deliberate decision, not an automatic escalation — so what's in your CRM reflects who you're actually working with, not everyone who's ever filled in a form.
How is this different from a generic CRM?
Generic CRMs model a flat "Contact" or "Lead" list. Proptez is built specifically for property — Ownership, Tenancy, Sale and Buyer/Seller relationships are first-class, connected records, not custom fields bolted onto a generic contact.
Does every website enquiry become a tracked Lead?
No — that's deliberate. An Enquiry is a raw signal and stays an Enquiry until a staff member decides it's worth qualifying into a Lead. This keeps the CRM from filling up with prospects nobody's actually pursuing.
Can one person be an owner and a buyer at the same time?
Yes — that's the core design. Contacts are role-agnostic; an owner selling their place to buy a bigger one is one Contact record with two active relationships, not two separate entries.
What happens when a Lead is qualified?
Converting a Lead creates (or links to) the matching Contact, and — for buyer or seller-type leads — an empty Buyer or Seller Profile, ready for the agent to fill in with budget, suburbs, features and timeframe.
